Zoning Decoded is being built to change that.
We’re creating a clearer way to explore zoning and land-use information, understand where it came from and find the rules that matter.
The information exists. Finding and understanding it is the hard part.
A property owner shouldn’t need to become a planning professional simply to understand the rules affecting a piece of land.
Yet zoning information can be spread across municipal codes, county websites, GIS maps, planning documents, amendments and PDF files.
Different authorities describe similar things differently.
Boundaries change.
Codes change.
Websites change.
And something as simple as “What can I do here?” can quickly turn into hours of research.
We think there should be a better starting point.

Zoning Decoded started with a simple observation:
One of the most important pieces of information about land is also one of the hardest to understand.
Zoning influences what can be built, where it can be built and how land can be used.
That information matters to homeowners, buyers, investors, developers, professionals and anyone trying to make an informed decision about property.
But access to information isn’t the same thing as access to understanding.
Our goal is to close that gap.
Not by replacing local planning authorities or professional advice — but by giving people a much clearer place to begin.

There isn’t one American zoning system.
So we’re not pretending there is.

We present the important information using clearer terminology, consistent categories and a more usable format.

Wherever possible, users should be able to see where information came from and return to the underlying official material.

Zoning Decoded is being developed as a searchable zoning and land-use information platform.
Instead of starting with hundreds of pages of legislation, the aim is to let you start with a place.
From there, you’ll be able to explore the zoning information available for that jurisdiction and understand the rules, terminology and source material behind it.
